How to Sell a House As-Is in Florida

A practical guide to selling a Florida house without making repairs, cleaning it out, or listing it on the MLS.

What “as-is” means in Florida

Selling as-is generally means you are offering the property in its current condition and do not plan to make repairs before closing. A buyer can still evaluate the house, and the written purchase agreement controls the final terms.

When an as-is sale can make sense

An as-is cash sale may be useful when a house has an old roof, water damage, code issues, outdated finishes, inherited belongings, tenants, or repairs that would be difficult to manage.

Cash sale versus listing

A traditional listing may produce a higher headline price, but it can also involve repairs, showings, commissions, appraisal risk, and a longer timeline. Compare what you would actually net, how certain the closing is, and how much work each option requires.

What to prepare

Gather the property address, ownership information, mortgage payoff information if applicable, and any facts you know about the condition. You do not need to renovate the house before requesting an offer.
